An EMI (equated monthly instalment) is the fixed amount you pay every month to repay a loan. Each EMI covers that month's interest plus a slice of the principal — and the split changes every month.
The formula
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1)
- P — loan amount
- r — monthly interest rate = annual rate ÷ 12 ÷ 100
- n — number of monthly instalments
Worked examples
| Loan | Amount | Rate | Tenure | EMI | Total interest |
|---|---|---|---|---|---|
| Home loan (India) | ₹50,00,000 | 8.5% | 20 years | ≈ ₹43,391 | ≈ ₹54.1 lakh |
| Car loan | ₹8,00,000 | 9.5% | 5 years | ≈ ₹16,802 | ≈ ₹2.08 lakh |
| Personal loan (UAE) | AED 100,000 | 7% reducing | 4 years | ≈ AED 2,395 | ≈ AED 14,950 |

Why early EMIs are mostly interest
Interest is charged on the outstanding balance. At the start the balance is highest, so most of the EMI goes to interest. On the ₹50 lakh home loan above, the first EMI is about ₹35,400 interest and only ₹8,000 principal. By the final years, it's almost all principal.
Flat rate vs reducing balance
Many UAE car and personal loans are quoted at a flat rate, where interest is calculated on the original amount for the whole term. A 3.5% flat rate over 4 years is roughly equivalent to a 6.5% reducing rate. Always compare loans on the reducing (or APR) basis — the EMI Calculator converts flat to reducing for you.
Prepayment: the biggest lever
Because interest accrues on the balance, every extra payment eliminates all future interest on that amount. On the ₹50 lakh loan, paying one extra ₹43,391 each year cuts the tenure by more than 3 years and saves roughly ₹10 lakh in interest. Check prepayment charges first — in India, floating-rate home loans to individuals carry none; UAE banks typically cap early settlement fees at 1% of the outstanding amount.
Choosing a tenure
Longer tenure → lower EMI but much more interest. Pick the shortest tenure whose EMI fits comfortably; many advisers suggest keeping total EMIs under 40–50% of take-home pay. See how much you can borrow with the Loan Eligibility Calculator.
